In general, permanent residency is not required to own property in Japan. Foreigners can buy land, houses, and apartments even without Japanese citizenship.

What permanent residency affects

The main difference is financing. Japanese banks often prefer borrowers with permanent residency, stable income in Japan, and long-term ties to the country.

If you do not have PR

You may still buy with cash, a larger down payment, overseas financing, or a bank that accepts non-permanent residents. Conditions vary by bank and property.

Important caution

Owning property does not automatically give you a visa or right to live in Japan. Immigration status and property ownership are separate issues.
