Japanese rental listings often show fees that are unfamiliar to foreigners. Understanding them before applying helps you avoid surprises.
Shikikin
Shikikin is a security deposit. It may be used for unpaid rent, cleaning, or damage beyond normal wear. The remaining amount may be returned after move-out.
Reikin
Reikin is key money paid to the landlord. It is not a deposit and is usually not returned. Some properties have zero reikin.
Guarantor company
Many rentals require a guarantor company instead of an individual guarantor. The company screens your application and covers unpaid rent risk for the landlord. You pay an initial fee and sometimes an annual renewal fee.
